This is an assignment of contract. A legally binding purchase contract with a memorandum has been signed with the Seller giving this company exclusive rights to purchase the property. This company does not represent the owner. We are not broker(s) nor realtor(s) and are not representing ourselves as such. Do not contact the Seller without our explicit written consent. Any attempt to contact the owner directly, interfere or circumvent our active contract will result in legal action. Lastly, this property is not to be re-marketed under any circumstances without written consent from our team, along with the execution of a joint venture agreement.
Buyers are to do their own due diligence. We are not licensed agents and are not acting as such, please use appropriate counsel before submitting an offer. If your offer is accepted, we require a minimum of a $5,000 non-refundable deposit due within 24 hours of signing to secure the deal. Closing will be as fast as possible for all parties involved but not longer than 30 calendar days.
Buyer will pay all closing costs associated with the transaction. Closing costs are NOT included in the asking price listed. Taxes will be prorated and split between parties. Closing will be performed with our closing attorney. This property is being offered as-is, where-is without warranty. By submitting an offer on this property you are accepting these terms. No repairs or improvements will be made prior to close. No clean out or clean up – in or around the property – will be completed prior to closing. Please do not expect the property to be “broom clean” at closing.
