If needed, Giselle will coordinate your walkthrough. Most properties sell sight unseen. For occupied properties: one showing per buyer — bring your full team.

We close with our attorney. You’ll receive a draft HUD beforehand showing all costs and your exact cash-to-close amount.

Buyer Pays All Closing Costs — Both Sides Buyer pays 100% of closing costs including both buyer and seller side. NOT included in our asking price.
$495 Transaction Coordination Fee at Closing Due at closing, in addition to closing costs. NOT included in the asking price.
Property Will NOT Be Cleaned or Cleared No clean-out, junk removal, or cleaning prior to closing. What you see in the photos is what to expect at closing.
Non-Assignable Contract — End Buyers Only Strictly non-assignable. No re-wholesaling or daisy chaining. End buyers only.
$5,000 Non-Refundable Deposit Only refunded if title is not clear or seller fails to perform. All other circumstances are non-refundable.
Sold As-Is — No Inspection Contingencies No repairs or price renegotiations based on inspection findings.
